ARRIVAL & CHECK-IN: Regal Oaks is a gated community. On arrival, please check in at the Regal Oaks Clubhouse front desk to receive your amenity keycard (a refundable $10 deposit per key applies and is returned at departure). Standard check-in is from 4:00 PM and check-out is at 10:00 AM. Early check-in and late check-out may be available on request, subject to availability.

During your stay, you will have access to the amenities at the Regal Oaks Clubhouse, which may include: Resort-style zero-entry pool with two waterslides and a children’s splash area Large resort hot tub Cabana pool bar and grill, with poolside seating Regal Oaks Bar & Grill clubhouse restaurant and lounge Kids eat free at the clubhouse grill with the purchase of an adult entrée Fitness center with treadmills, ellipticals, and free weights Game room and arcade with classic and modern games, pinball, and air hockey Tennis and pickleball courts On-site convenience store with snacks, essentials, and Starbucks coffee Concierge and theme park ticket desk

LOCATION: The home is approximately 10 minutes from Walt Disney World and about 15 minutes from Universal Studios, with easy access to SeaWorld and Orlando’s top attractions. The famous Old Town entertainment district, with dining, shops, and rides, is within walking distance. Major golf courses, shopping, restaurants, and highways I-4 and SR-417 are all nearby, and Orlando International Airport is about 25 minutes away.

HOUSE RULES & GOOD TO KNOW: The primary guest must be 21 years of age or older. This is a strictly non-smoking home, including patios and entrances. A minimum $250 cleaning fee applies if smoking is detected. Quiet hours are observed from 10:00 PM to 8:00 AM. No parties or events. Daily housekeeping is not included. Optional mid-stay cleaning is available for an additional fee. For consistent cooling and to protect the system, the thermostat is pre-set and not adjustable. The recommended comfort range is 72 to 74°F.

ADDITIONAL SERVICES AND INFORMATION: -This home features a private hot tub on the screened lanai. Please note there is no private pool at this property; the resort pool is available at the clubhouse. -The hot tub temperature is pre-programmed and cannot be adjusted. Please shower before use, and avoid glass, oils, or soaps in the spa. -During colder weather, the hot tub may take longer to heat or may not reach its maximum temperature. -Refunds cannot be provided if weather conditions prevent the hot tub from reaching the desired temperature. -Complimentary welcome amenities are provided upon arrival but are not replenished during the stay.

PLEASE NOTE: This is a self-catering home. A small starter kit with basic essentials is provided. We recommend visiting a nearby supermarket to purchase any additional items needed during your stay..
